Building Features and Specifications
Site:
- Frontage on Federal Street with vehicular access for loading and parking
- On-site secured surface parking with potential for future parking garage
- Master-planned for six buildings totaling up to 600,000 square feet
Architecture:
HVAC:
- Redundant chillers, each rated at 346 tons, to generate recirculating chilled water for the building cooling with piping routed through the central shaft to each floor
- Main air-handling unit with 50,000 cfm capacity, 100% outside-air unit to support a building ratio of 20% laboratory and 80% office
- Ventilation supply air and return/exhaust air is ducted through the building central shaft to each floor
- AHU includes a total energy recovery wheel for sensible and latent heat recovery, pre-heat coil, humidifier, cooling coil and dual plenum supply and exhaust fans with variable frequency drive
- Two natural gas-fired boilers sized at 66% of building peak load to generate recirculating hot water for the building heating with piping routed through the central shaft to each floor
Plumbing/Fire Protection:
- Central building domestic water booster pump with main water riser routed through the central shaft to each floor
- Sanitary mains routed to several locations per floor
- Natural gas main routed through the central shaft to each floor
- Fully protected building with combination fire standpipe and automatic sprinkler fire protection system
- Sprinkler system designed for Ordinary Hazard coverage/density
of .15 GPM for each 1,950 square feet. Actual sprinkler layout to
be designed for tenant requirements
- Main building fire pump rated at 750 gpm
- Flexible toilet core location on each floor within designated central zone
Electrical/Telecommunications:
- Building served by PSE&G with a 3000A, 480/277V three-phase electrical
service to a central switchgear with transient voltage surge suppression
- Future electrical service to each floor to be routed through
conduit provided in central shaft to each floor
- 600-amp service for lab floors provided at 480/277V
- 200-amp service for office floors provided at 480/277V
- Provisions for future outdoor emergency generator and redundant
PSE&G primary service
- Centrally monitored fire alarm system
- 24/7 card access security provided at main entrances and parking
lot gates
- Verizon fiber optics and copper telecommunications delivered
to main demarcation room with conduit routed in central shaft to
each floor
